Three Simple Tips to Let Quickly

We know that letting your home can sometimes be stressful, and the question arises of “how can I do this quickly?”. With a speedier time scale in mind, it’s often tempting to lower standards on a quick let with tenants.

You needn’t do that – you can both let your home quickly whilst also getting a reliable tenant. There are a few steps as a landlord you can take to speed up the process of letting your home. One, two, let.

Choose the right agent

Choosing the right estate agent is a critical decision; it can make the difference between getting a really good price and not letting your property at all.

At Keatons, we go the extra mile from extended opening hours to added promotion on social media.

Keatons are renowned for achieving the best price that the market is willing to pay. We pride ourselves on striking the right balance by determining a full market price without being unrealistic and we do everything we can to make sure each property receives an unparalleled amount of viewings from the relevant audience.

We are here to help you with every aspect of your let.

Ensure the property looks immaculate when photographed and for viewings

Tenants need to be able to see themselves living in this home, and because typically they won’t be able to make huge changes to the property, it’s key that they see it in a neat and tidy state.

All kitchen and bathroom surfaces should be cleared. Washing up and washing equipment, kitchen towels, oven mittens, toothbrushes, shampoos etc. should be placed out of sight.

Remove from view: shoes, coats, laundry, carrier bags, toys, magazines, catalogues, tissue boxes etc.

Hide tangled cables and if necessary disconnect appliances except lamps. Make sure all light bulbs work, particularly in ceiling spotlights, chandeliers and above the cooker.

Choose neutral/light coloured bed linen and make sure it is not creased.

Don’t forget outside – mow the lawn, tidy shrubs etc.

Let the experts do their job

We are here to take the process from stage one – marketing your property to the widest possible relevant audience right through to completion and on to management if required. We’re here to help every step of the way.

Choosing a sole-agent is often the best step as they can dedicate themselves fully to ensuring your property is let quickly, even in tougher markets.

At Keatons we have dedicated lettings teams in each of our eight branches who work tirelessly to ensure your property is let quickly and efficiently, whilst also preparing the paperwork and legal bits you don’t have time to do.
