Keatons were instructed to sell a beautifully presented, two storey Victorian house on Arbery Road, E3.

The price was set at £875,000 – a figure that would become a clear record price for the street if achieved, having just sold a neighbour’s house a few weeks before for £848,000.The property was launched two weeks prior to the actual open-day itself, allowing sufficient time to generate as many viewings as possible from our extensive database and give the property maximum exposure on all the different medium platforms we utilise to generate some incoming leads.

The marketing included, superbly presented property details spanning all networks, a leaflet drop to local area and the full sales team pro-actively promoting the house to the entire database which ensured that by the time the Saturday open-day launch arrived we had 33 viewings secured.

The following Monday, we received 9 offers at, or close to, the asking price from buyers who were all in a strong buying position. The following morning, 9 offers were received and passed onto the seller in full. All interested parties had increased over the asking price, some notably but there was one stand out offer; at £950,000, which was an increase of 8.57% on the asking price, the final offer was accepted.

The following Monday several buyers registered their keen interest and a number of second viewings were arranged that week.

Best and final sealed offers were then requested due to the amount of interest and competing bids. In total, five bids were received and all were presented in full to the seller to consider, all of them being over the asking price. The sellers accepted an offer of £1,085,000 from a young, chain free couple who were able to proceed immediately with no related sale. This was not the highest offer received but being the sellers were needing to move very quickly they opted for the chain free buyer.

The open-day strategy not only provided the space to receive multiple interests and offers over the expected price but it also gave the sellers the opportunity to hand pick a buyer that could move quickly instead of possibly having to commit to a first acceptable offer received scenario.
